She later accepted an opportunity in Philadelphia work with Mark Conner at Resource Residential, the operating umbrella of Resource America, Inc. (NASDAQ: REXI), where she conducted asset value assessments and maintained pro formas. As a premier revenue manager, she measured the risk-adjusted returns for investors and the quality of Resource Residential’s corporate portfolio.
Ms. Melragon came to Roscoe Properties in Austin, Texas There she initiated a revenue management department and led the implementation: increasing market performance, setting performance indicators, developing revenue control models, market analysis as well as critical sales processing and asset positioning.
Back in Philadelphia, America joined the Independence Realty Trust (NYSE: IRT) where she re-established a revenue management division. It used performance data and analytics to more reliably forecast demand and other systems to maximize sales and profits. It successfully mastered the COVID-19 pandemic, maintained an occupancy rate of more than 95% and increased sales by 3.6% compared to the previous year. She led initiatives that helped management make better pricing and sales decisions.
